How to tell whether your roof needs repair, restoration or replacement.
Repair (£150 – £1,500)
Localised damage on a roof that's structurally sound and has plenty of life left. Single slipped tiles, a length of failed lead flashing, a cracked ridge tile, a leak around a chimney or skylight. The right answer for any roof under 30 years old where the underlay (felt) is still in good condition.
Restoration / Cleaning (£450 – £2,500)
A roof that looks bad but is mechanically sound. Heavy moss growth, blocked gutters, failed pointing on the chimney, perished verges. Soft-wash cleaning, biocide treatment, repointing and a service of the lead and ridges can add 10–15 years to a tired-looking roof for a fraction of the cost of replacement.
Reroof / Full replacement (£8,000 – £25,000+)
Roofs over 50 years old with original 1F bitumen felt, widespread nail fatigue, sagging rafters or repeated repair failures. A full strip and re-cover with modern breathable membrane, new battens, insulation upgrade and your choice of tile or slate is the right answer — and it's an investment that genuinely pays back in property value and energy bills.
