Old three-layer felt roofs typically fail at 12–15 years. They blister, split, lose their granular topcoat and start letting water past at the upstands. Modern alternatives — single-ply EPDM rubber, GRP fibreglass and high-performance polyester-reinforced felt — properly installed will last 25 years or more with no maintenance.

EPDM is our most-specified system for domestic extensions and garages: a single sheet of 1.2mm rubber, mechanically or fully adhered, with welded upstand details. No seams across the field, no bitumen smell, no hot work, and a true 25-year manufacturer guarantee.

GRP fibreglass gives you a glass-hard, seamless, walk-on finish ideal for balconies and roof terraces. We laminate in three layers over an OSB3 deck, finished with a pigmented topcoat in your choice of colour. Where insulation is failing, we install a full warm deck build-up underneath that brings the roof up to current Part L standards.

Whichever system we recommend, every detail is properly formed — drip trims at the eaves, welded upstands at abutments, lead-dressed cover flashings, and bonded outlet sumps. That's why our flat roofs don't come back to us.

EPDM rubber or GRP fibreglass — which is better?

EPDM is faster, slightly cheaper and ideal for roofs you don't walk on. GRP is glass-hard, seamless, takes foot traffic and looks better on visible roofs and balconies. We'll quote both with honest pros and cons.

Will I need new insulation?

Building Regulations require the roof to meet current U-values when more than 50% of the covering is replaced. In practice, almost every flat roof we re-cover gets an insulation upgrade as part of the job.

How long does a flat roof installation take?

A typical garage roof: 1–2 days. A 30 m² extension roof with insulation upgrade: 3–4 days. Larger commercial roofs by quotation.
